Only in Petah Tikva can you find Kfar Ganim, Hadar Ganim, Bat Ganim, Neve Gan, and many other “Ganim”. Petah Tikva is full of “gardens” with no green in sight, no actual gardens. The next neighborhood to be built will probably be called Savta Ganim (Granny Gardens), a perfect name for the old-wives tale about gardens in Petah Tikva. In this article, I want to make some sense of it all and discuss Kfar Ganim mostly.

Kfar Ganim Alef is the oldest and largest part of the neighborhood, stretching from Hanesiim Street to southwest to Katz Street to Dov Hoz Street. Kfar Ganim Bet is enclosed by Haatzmaut Street and Nesiim Street. Kfar Ganim Gimel spans from Haatzmaut Street southwest to Neve OZ Hahadsha and was built on agricultural land that once belonged to the first settlers of Kfar Ganim. The Bat Ganim neighborhood is the smallest neighborhood of all and is filled with single-family homes. It is located southeast of Haatzmaut Street and borders Zrubavel Street to its east and Macabit Street to its south.
Today there are around 4,800 housing units in Kfar Ganim Gimel Petah Tiqwa, with 2,700 scheduled, a total of 7,500 units. Gimel was built in 2001 on land where orchards used to grow, and the first project was on Mizner Street. The neighborhood has good access to main arteries including Route 40, 4, and 6, which provide a quick ride to the Gush Dan cities and the Sharon. Since Rabin freeway opened to Macabit Road, the demand for the neighborhood has soared and prices have risen accordingly.
In 2001, when the new neighborhood was built, the price of a 5 bed-room home in Kfar Ganim Gimel was 1 million Shekels and the average penthouse cost 1,600,000 Shekels. Since then, prices have exactly doubled.
Another interesting phenomenon is that second hand apartment prices are higher than new apartment prices. Economically, second hand prices need to correct themselves downward. Today there are 145 4 bedroom and up apartments for sale in Kfar Ganim Aleph and Bet combined. In Kfar Ganim Gimel, there are 265 of such apartments for sale. The clear conclusion is that the supply of apartments in Kfar Ganim Gimel is much higher than in the older neighborhoods.
In Kfar Ganim Gimel Petah Tiqwa the price of a second hand 5 bedroom apartment starts at 2,000,000 Shekels, whereas the same new apartments are being sold by contractors for as little as 1,920,000 Shekels. We stress the word “starts” though.

The data indicates that the downward price trend that began in Q3 2011 did not continues into 2012-2015. The marketing of land by the Ministry of Construction and Homes has brought the construction industry to peak activity. To continue to increase inventory and relieve the residential crisis, the Treasury and the Bank of Israel must find real solutions to the contractors credit crunch and to increase the number of people employed in the construction industry, coupled with continued marketing of lands and a reduction of building expenses.
